Data provenance & defensibility
Source imageryOntario SCOOP (2023–2024), 0.5 m, four-band RGB+NIR. Continuously refreshed by Geospatial Ontario through 2027.
Impervious methodNDVI + NDWI classification → polygons clipped to city parcel boundaries. Calibrated against Mississauga's stormwater estimator tool (RMSE 167 m² in default AOI).
Charge calculationPer-parcel impervious m² ÷ 267 × $128.90 — exactly the city's published formula.
Documented sites29 parcels with publicly available SWM reports from active development applications. Marked with a blue outline on the map.

For the sales call
"Is this even accurate?"
Calibrated against the City of Mississauga's own stormwater estimator tool. Median error under 2% across the validation sample. Every popup shows a confidence flag.
"How recent is the data?"
2023–2024 provincial aerial imagery, refreshing continuously through 2027. Bylaw rates are pulled at every annual update. SWM reports crawled weekly from active dev-app portal.
"Why do you exclude residential?"
Mississauga's credit program legally excludes single-family. They pay by tier (~$90–$219) flat, no credit. Including them would dilute the prospect list with 134k non-targets.
"Why aren't schools in here?"
Two reasons. Algorithmic — schools have large bare/dry-grass fields that our impervious detector over-counts. Commercial — schools don't have stormwater credit procurement budgets. We removed the category entirely to keep the list trustworthy.
