The subject site is located at 1195 Courtneypark Drive East and consists of a 4.2-hectare industrial parcel currently developed with a single-tenant warehouse facility.

2.0 EXISTING CONDITIONS

Total site area: 42,000 m²; Impervious surface: 31,500 m² (75.0%); Pervious cover: 10,500 m² (25.0%).

3.0 STORMWATER CONTROLS

An underground detention storage tank with orifice-controlled outlet has been designed to attenuate post-development flows to pre-development levels for the 2- through 100-year storm events.
